With its glorious natural scenery, excellent climate, welcoming culture and excellent standards of living, France is quickly gaining a reputation as one of the most desirable places across the world to live or visit. On offer here is a chance to make a smart financial investment in this magnificent part of the world.
The property is situated very close to Blaye (12 km) and a comfortable driving distance to Bordeaux (38 km). It consists of 3 hectares of land, 1 hectare or so cleared and the rest wooded, mostly old-growth oak.
The main house is all on one floor, approximately 100 sq. metres. The accommodation includes two spacious double bedrooms (16 sq. m. and 18 sq. m.), one with a built-in closet which covers the length of the longer wall. Between the bedrooms is a very pleasant room (with working fireplace) of similar dimensions (17 sq. m.), currently used as a study/library, with French doors to the rose garden at the front of the house. A luxury bathroom features gorgeous Italian tile on the walls and floor. The super-spacious shower cubicle (1 x 1.4 m) is equipped with thermostatic taps, a rain shower-head and a telephone hand shower. The 200-litre hot-water heater is electric.
The kitchen is 4.60 x 3.30 m, featuring a beautiful Girondine stone fireplace (now housing a cast-iron log burner) and equipped with large fridge, cooking gas hob, and electric wall-mounted oven. Generous storage is provided by oak fitted cabinets. Just off the kitchen, there is a glassed-in veranda. This is the main entrance into the house. The living/dining room (32 sq. m.) opens onto a paved terrace. Throughout the house the floors are tiled for hygiene and ease of maintenance.
Since moving in eighteen years ago, the current owners upgraded the house with nearly every room being redecorated and modernized. Both bedrooms had the floors changed to good-quality tile and the bathroom was entirely redone with a luxury Italian shower enclosure with sliding glass door. The house was also rewired and a new electrical panel added for the swimming pool. However, due to medical and personal circumstances, the property is now ripe for another round of renovation.
A few years ago, the owners started to look into installing a new septic system, and changing the central heating to a more eco-friendly one, either solar panels or a heat exchanger, and so had the large in-ground gas tank removed. The house is currently heated by electric space heaters, but the original hot-water radiators are still in place.
The custom in-ground swimming pool, surrounded by a deck of blonde stone pavers, was designed by a former international swimmer to allow serious lap swimming as well as being the centre for summer relaxation and entertainment. Mason-constructed (not a kit) by a leading 'professionels de la piscine' company (accredited by Qualisport), it measures 16 x 5 m, was originally heated very inexpensively by a heat exchanger (now in need of a part), and uses a ‘natural’ chlorine salt-electrolysis filtration system for crystal-clear water that never stings. There is a motion alarm and a winter cover (both approved safety features) as well as the all-seasons cover to retain heat. Underwater floodlights create a magical setting for night-time summer swims.
There are two separate outbuildings (dependances in French), of substantial size and sturdy construction, which could quite easily be converted to additional living space. The one at the back, across from a paved terrace, is a single-floor structure with an interior space high enough to allow for the creation of a first floor or mezzanine. At present, it contains a laundry room and provides excellent dry storage. The larger building, made of the beautiful blonde squared stone blocks, is divided into an open area (used as parking) and three other rooms (approx. 23 sq. m. each) on the ground floor. These have been made into a very large (foaling size) horsebox, a tack storage room and the locale technique housing the swimming pool machinery and garden implements. The open-plan second level measures 74 sq. m., with a soaring ceiling, walled on three sides and fronted by the slatted wood typical of the region. The views of surrounding vineyards from this higher level are outstanding.
The location is rather exceptional, tranquil and secluded, not easy to find these days even in rural France, equally suitable for holiday stays as for a permanent home. It is five minutes from a major national road (the D137), but amazingly quiet and utterly private. Apart from the rare occasions when a plane is flying by, or the local wine maker is tending to his vines, the only noises are those made by birds and the weather. Excellent everyday shopping and comprehensive medical facilities are available 3 km away in the nearest village of St. Christoly de Blaye, and numerous major supermarkets are a short drive away. The Hospital Centre de la Haute Gironde (a fine facility with a full range of care options) is 13 km away (an easy 13 minute drive).
Given its unusually desirable location, in a part of France blessed by nearly perfect weather, now more than ever we feel that this property would appeal to an international buyer with the vision and resources to develop it to its full potential.
ABOUT THE AREA
A friendly village in the Gironde, in the Nouvelle-Aquitaine region, Saint-Christoly-de-Blaye is located not far from the high-end, ultra-chic and picturesque Saint Emilion (home to many renowned chateaux vineyards), and Libourne (a fairly large and attractive town). In nearby St. André de Cubzac, an impressive new aquatic centre has just opened.
The Blaye Citadel is a famous UNESCO heritage site and the host of a renowned annual show jumping competition. Excellent local produce is available in the many village square open markets, and there are regular brocante and vide-grenier sales in the immediate area.

France places no restrictions on foreign property ownership. The notaire (a public official, not a lawyer for either side) handles the conveyance and is paid by the buyer. A French bank account is strongly recommended for completion funds and ongoing charges.
- 1
Make an offer
Offers are usually verbal or via the estate agent (agent immobilier). Once accepted, the agent drafts the offer letter.
- 2
Sign the compromis de vente
Preliminary contract setting price, conditions, and a 5–10% deposit held in escrow. Buyer has a 10-day statutory cooling-off period after signing.
- 3
Engage a notaire
Buyer and seller can share one notaire or use separate ones at no extra cost — fees are fixed by law and split.
- 4
Searches & conditions
Notaire runs title, planning, and mortgage searches; mortgage conditions (clause suspensive) typically allow 45 days to secure financing.
- 5
Final funds & pre-completion
Transfer balance plus all notaire fees to the notaire's account a few days before signing.
- 6
Sign the acte de vente
Final deed signed at the notaire's office (in person or by power of attorney). Keys handed over.
- 7
Registration
Notaire registers the sale at the Service de la Publicité Foncière and sends the buyer a certified copy (attestation) within weeks; the full deed follows in 2–6 months.
No residency requirement to buy. Non-resident mortgages available from French banks, typically 70–80% LTV with stricter affordability checks. France abolished taxe d'habitation on primary residences (2023) but it still applies to second homes — and many communes now apply a surcharge of up to 60% on second homes in high-demand zones.
