Habio is an AI-first international property discovery product operated by Modzinc Ltd. Our initial market is Portugal, with additional markets to follow.

2. What Habio provides

Habio helps you discover homes for sale through natural-language search, lifestyle matching, listings sourced from third parties, and information pages about locations. Habio is not a party to any property transaction. We do not represent buyers or sellers, and we do not provide legal, financial, tax, or investment advice.

3. Listings and third-party content

Property listings, photos, prices, and descriptions are supplied by agents, owners, or other third-party sources. We aim to keep this information accurate and current, but we do not warrant it. Always verify details directly with the listing agent or owner before making any decision.

4. Acceptable use

You agree not to:

scrape, copy, or republish content from Habio without permission;
interfere with the operation of the Service or attempt to access it through automated means without our written consent;
submit false, misleading, or unlawful enquiries; or
use Habio to violate any applicable law.

When you submit an enquiry, we share the details you provide with the relevant listing agent or owner so they can respond. See our Privacy Policy for how we handle your personal data.

6. Intellectual property

The Habio name, logo, design, code, and original content are owned by us or our licensors. You may not use them without permission.

The Service is provided “as is” without warranties of any kind. To the fullest extent permitted by law, we disclaim all implied warranties, including merchantability, fitness for a particular purpose, and non-infringement.

8. Limitation of liability

To the fullest extent permitted by law, Habio and its operators are not liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or data, arising from your use of the Service.
