About this place
New project, phase III consists of 29 apartments and 19 offices. Right now we sell off plan. Phase I and II are already built in this area. Apartments will be built in a modern design with large terraces, sea views and with a shared pool area. Really good location, only 250 meters from Torrox's finest sandy beach, Playa Las Dunas with it's natural sand dunes, and the popular beach promenade that connects Torrox Costa with the neighbouring village of El Morche. There are plenty of nice restaurants along the beach promenade. In the vicinity of the residential area there are many restaurants, cafes, grocery stores and all other imaginable services.
There are apartments with 2 and 3 bedrooms and 2 bathrooms in this project. There are also penthouses with large private roof terraces, and ground floor apartments with extra large terraces. A private parking space in the garage under the building and a private storage room are included in the price. There is an elevator from the garage directly up to the apartment. The construction of this project will start soon, at the end of 2023. It will take approx. 18 months to build the apartments and then it will take another 2-6 months to get the permits from the municipality to be able to hand over the apartments to the new owners, so move-in will be approx. 2 years from now.

Buying property in Spain
Spain welcomes foreign buyers with no nationality restrictions. The buyer needs an NIE (Número de Identidad de Extranjero) before completion, and most buyers open a Spanish bank account to handle the deposit and ongoing charges. An independent lawyer (abogado) is strongly recommended — the notario only checks the deed, not the wider title.
Spain ended its Golden Visa property route in April 2025. Non-resident mortgages are widely available, typically 60–70% LTV. Non-resident sellers face a 3% withholding from the sale price (retención), claimable against capital gains tax. Always check community-of-owners (comunidad) debts and outstanding IBI before completion — they transfer with the property.
General guidance only — confirm specifics with a qualified local lawyer or tax adviser. Reference
