About this place
This charming house in the countryside is located just a 14-minute drive from Fuensanta in the Jaen province of Andalucia, Spain. You can easily park outside the property or create a covered entrance under the foliage at the front. Upon entering, you are welcomed into a nicely decorated living room featuring a fireplace, which leads into a traditional Spanish-style kitchen. Adjacent to the kitchen is a bathroom equipped with a shower, toilet, and wash hand basin.
Stairs from the living room lead up to three good-sized bedrooms, with the master bedroom boasting a dressing area. There is also an utility area with a washing machine. Accessing the back of the house is convenient through a separate door, leading to a corridor that provides entrance to a storage room. This corridor also leads to a small roofed area and subsequently to a sloping garden, anchored by a large olive tree at its centre, providing great views over the house to the mountains. There is potential to enhance the outdoor space by trimming the tree and creating a patio to better enjoy the mountain scenery. Additionally, just a few hundred yards down the road lies a semi-fenced irrigated plot of approximately 650m².

Buying property in Spain
Spain welcomes foreign buyers with no nationality restrictions. The buyer needs an NIE (Número de Identidad de Extranjero) before completion, and most buyers open a Spanish bank account to handle the deposit and ongoing charges. An independent lawyer (abogado) is strongly recommended — the notario only checks the deed, not the wider title.
Spain ended its Golden Visa property route in April 2025.
Non-resident mortgages are widely available, typically 60–70% LTV.
Non-resident sellers face a 3% withholding from the sale price (retención), claimable against capital gains tax.
Always check community-of-owners (comunidad) debts and outstanding IBI before completion — they transfer with the property.
General guidance only — confirm specifics with a qualified local lawyer or tax adviser. Reference
