About this place
In residential Aitana, each home has its own land with a private garden and swimming pool, for the enjoyment of every family, promoting outdoor life in a peaceful environment far from the urban noise but with the comforts of the city at your fingertips.
Our villas are designed in a modern house style, at the forefront of contemporary architecture, energy efficient, and covering a wide range of needs.
Each house has 156 square meters, on two floors, achieving a functional and practical distribution and taking care of every detail in the design.
The houses have fantastic natural lighting, thanks to their magnificent orientation and large windows. Our concept of quality of life implies an excellent design of all the rooms, such as the kitchen, carefully designed to satisfy all the demands of functionality and comfort. Everything you need and with the best finishes.
The project has an unbeatable location, close to all the nerve centers of Alicante. Very well connected with Playa de San Juan, Cabo de las Huertas or Albufereta. The location in Lloixa is considered the best residential area in San Juan and provides you with wide walking areas and bike lanes. In addition, it is just a 5-minute walk from schools, shopping areas and services in the town.
Buying property in Spain
Spain welcomes foreign buyers with no nationality restrictions. The buyer needs an NIE (Número de Identidad de Extranjero) before completion, and most buyers open a Spanish bank account to handle the deposit and ongoing charges. An independent lawyer (abogado) is strongly recommended — the notario only checks the deed, not the wider title.
Spain ended its Golden Visa property route in April 2025. Non-resident mortgages are widely available, typically 60–70% LTV. Non-resident sellers face a 3% withholding from the sale price (retención), claimable against capital gains tax. Always check community-of-owners (comunidad) debts and outstanding IBI before completion — they transfer with the property.
General guidance only — confirm specifics with a qualified local lawyer or tax adviser. Reference
