About this place
Not very often we come across such an elegant and well maintained property. This beauty in the hills of Santa Bárbara de Nexe stands out. A beautifully designed classical style three bedroom villa and a colonial style guest accommodation and a swimming pool, surrounded by a well maintained and manicured garden with mature trees. This property is a true paradise, with a unique ambiance, difficult to catch in a photo! The views from the house are stunning: one can see as far as Faro and all the way along the coast line to the West: a guarantee for beautiful sun sets! On the ground floor of the main house there is a generous entrance hall with guest wc, a beautiful large kitchen with dining area, a lounge with wood burning fire place and doors opening onto the south facing covered terrace, letting in plenty of light. The house has a gas fired central heating system with wall radiators for comfort during winter and air conditioning units throughout for cooling during summer and also for quick heating in wintertime. Furthermore there are two guest bedrooms with bathrooms en suite on the ground floor. And there is a "hidden" laundry area with direct access to the outside, ideal for hanging your laundry straight from the washing machine onto the line. A sweeping stair case leads up to the first floor where there is a truly grand master suite, complete with an office area, bathroom, dressing area and private terrace. There is a further small room on this floor, which could be for a baby, or just for extra wardrobe space. From this floor the views are even more breath taking than on the ground level. In the basement of the house there is a garage. Around the main house there is a very private garden partly laid to lawn. The swimming pool is situated between the main house and the guest villa, right next to the kitchen of the main house, with easy access to a fabulous outdoor kitchen, fully fitted with a BBQ and kitchen counter. The guest villa is just stunning with all the magnificent woodwork: a wooden roof with beautiful wooden beams, wooden doors and window frames, which reminds of a colonial style villa. Here there is plenty of space for your guests, the ground floor is one large open space living area with double height ceiling and an open plan kitchen. There is also a shower room on the ground floor. The bedroom area is located on the mezzanine from where there is also access to a terrace. This guest villa also has a own private garage, carport and private terraces to the west and south of the house. The driveway is laid in Portuguese calçada with electric gates. A truly special property, which needs to be seen to be appreciated. Energy certificate class C.
Buying property in Portugal
Portugal is open to foreign buyers with no restrictions on ownership. A NIF (tax number) and Portuguese bank account are required, and most buyers engage an independent lawyer to handle searches, contracts, and the public deed.
- 1
Get a NIF
Apply for a Portuguese tax number (Número de Identificação Fiscal). Non-EU residents need a fiscal representative.
- 2
Open a bank account
Open a local account to handle the deposit, taxes, and ongoing utility payments.
- 3
Engage a lawyer
Hire an independent lawyer (not the seller's) to run title and planning searches.
- 4
Sign the CPCV
Promissory contract (Contrato de Promessa de Compra e Venda) with a deposit, typically 10–30%.
- 5
Final searches & funds
Lawyer confirms clean title; you transfer the balance and pay IMT and stamp duty before completion.
- 6
Escritura (deed)
Sign the public deed at a notary or via online platform Casa Pronta. Keys handed over.
- 7
Register the property
Lawyer registers the new ownership at the Land Registry (Conservatória do Registo Predial).
The Golden Visa programme no longer accepts residential real estate as a qualifying investment (changed 2023). Mortgages are available to non-residents, typically up to 60–70% LTV.
