Sal or Boa Vista? Choosing Where to Buy in Cape Verde
Sal and Boa Vista take the vast majority of Cape Verde's international visitors, and between them they account for almost all of the archipelago's foreign-owned holiday property. Both are flat, sunny, beach-first islands in the eastern group — but they suit quite different buyers.
The short version: Sal is livelier, more built-up and easier to live on year-round, with the town of Santa Maria at its heart. Boa Vista is emptier and wilder, with longer beaches and a market dominated by large all-inclusive resorts. Here is how they compare on the things that matter to a buyer.

Sal: Santa Maria and the established market
Sal is Cape Verde's most developed tourist island, and Santa Maria on its southern tip is the country's main resort town — a walkable grid of seafood restaurants, bars and shops behind an 8-kilometre beach with calmer, shallower water that is genuinely swimmable. Amílcar Cabral International Airport (SID) sits 20–30 minutes from the Santa Maria resorts.
For buyers this maturity matters. Sal has the widest choice of apartments and townhouses that sit within a real town rather than inside a resort perimeter, plus the deepest pool of restaurants, letting agents, tradespeople and other owners. It is the easier island on which to spend long stretches, or to retire to.
Boa Vista: space, sand and the resort model
Boa Vista is bigger, quieter and far less developed. Its capital, Sal Rei, is a small, low-key town with limited dining options, and most tourism happens inside large self-contained all-inclusive resorts 10–15 minutes from Aristides Pereira International Airport (BVC). The pay-off is extraordinary nature: more than 55 kilometres of uninterrupted white-sand beach, including Praia de Santa Mónica, the Viana Desert, loggerhead turtle nesting from July to October and humpback whale watching in spring.
Property for sale skews towards units in or around resort developments, often with managed-rental arrangements. That can suit hands-off owners, but it means less of an independent resale and long-let market than Sal, and daily life outside the resorts is very quiet.
Getting there: flights from the UK
Both islands have year-round direct flights from the UK of around 5.5–6 hours, currently operated by TUI and easyJet. Sal has the broader network, which is worth weighing if you plan frequent visits or want the widest catchment of potential holiday-let guests.
Routes change seasonally, so check current schedules with the airlines before relying on a specific airport.
- Sal (SID): direct flights from London Gatwick, Manchester, Birmingham, Bristol, Glasgow and Newcastle year-round, plus seasonal East Midlands services
- Boa Vista (BVC): direct TUI flights from London Gatwick, Manchester and Birmingham year-round, with seasonal East Midlands services
- Typical flight time: about 5 hours 30 minutes from Gatwick, around 6 hours from northern airports
Which island fits which buyer?
Choose Sal if you want a property you can use flexibly — holiday lets in high season, longer personal stays in between — with town life, water sports and services on the doorstep. Choose Boa Vista if your priority is beach and tranquillity, you are comfortable with the resort model, and you will mostly visit rather than live there.
Whichever island you lean towards, the buying process is identical: no restrictions on foreign buyers, a tax number (NIF), a promissory contract and completion by notarised deed, with total transaction costs typically 5–7% on top of the price. Habio's Cape Verde listings and buyer guides cover both islands if you want to compare what your budget buys on each.
