Finland's lakeside cottage market: mokki prices in 2026
The summer cottage - mokki - is a Finnish institution. Statistics Finland counted 495,145 free-time residences at the end of 2024, meaning roughly one cottage for every eleven residents, most of them by a lake or the sea.
The market is lively in 2026: National Land Survey data published in June 2026 shows waterfront cottage sales up more than 17 per cent year on year in January-May, while the national median price slipped about 6 per cent to 90,000 euros - back to 2023 levels. Here is what buyers should know.
Half a million cottages - and where they are
According to Statistics Finland's May 2025 release, Finland had 495,145 free-time residences at the end of 2024 - the first time the count has dipped below half a million, mainly because of demolitions and register corrections rather than a collapse in building. Some 11,138 new cottages were completed between 2020 and 2024.
The heartland is the Lakeland of eastern Finland: Kuopio had the most cottages of any municipality (10,355), followed by Mikkeli (9,825), both on the Saimaa lake system. The busiest new-build spot tells a different story - Kittila in Lapland, home to the Levi ski resort, saw the most cottages built in 2020-2024.
- 495,145 free-time residences at end-2024 (Statistics Finland)
- Kuopio (10,355) and Mikkeli (9,825) have the largest cottage stocks

What a waterfront mokki costs in 2026
The National Land Survey of Finland, which records every property transaction, reported 783 waterfront cottage sales in January-May 2026, up over 17 per cent on the previous year. The national median price for a waterfront cottage was 90,000 euros, down about 6 per cent year on year and level with 2023.
Regional differences are wide. Uusimaa, the region around Helsinki, is the most expensive with a median of 185,000 euros, followed by Varsinais-Suomi on the south-west coast at 156,000 euros. Medians in smaller regions swing with thin sales volumes - Kymenlaakso's median fell by more than a third to 85,000 euros - so treat single-year regional moves with caution.
- National median waterfront cottage: EUR 90,000 (Jan-May 2026, NLS)
- Sales volume up over 17% year on year
- Uusimaa median EUR 185,000; Varsinais-Suomi EUR 156,000
- About 30% of cottage deals are now completed electronically, double the 2023 share
Choosing an area
Budget stretches furthest inland. The eastern Lakeland around Kuopio and Mikkeli combines the biggest choice of lakeside cottages with prices well below the south coast, and medians near the national 90,000-euro mark are common across central and eastern regions.
Within commuting reach of Helsinki, Uusimaa and the south-west archipelago command the highest prices, while Lapland is a different market again - newer, winterised cabins near ski resorts such as Levi. Habio's Finland listings and area guides let you compare cottage prices by region before you travel.
- Lakeland (Kuopio, Mikkeli): biggest stock, moderate prices
- Uusimaa and the south-west coast: priciest, closest to Helsinki
- Lapland: newer ski-oriented cabins, strong recent construction
Practicalities for foreign buyers
A cottage sold with its own plot is real estate, so transfer tax is 3 per cent of the price, and buyers from outside the EU and EEA need a permit from the Ministry of Defence - 210 euros online, applied for no later than two months after the transaction. EU and EEA citizens need no permit. Owners also pay an annual municipal real estate tax; PwC's Finland tax summary puts general rates at 0.41-2.00 per cent of taxable value.
Check the practical details that drive both price and running costs: year-round road access, whether the cottage is winterised, mains electricity, and water and septic arrangements. Rules and tax rates can change, so confirm the current position on vero.fi and defmin.fi before committing.
- Transfer tax: 3% (cottages are real estate, not shares)
- Non-EU/EEA buyers: Ministry of Defence permit required (EUR 210 online)
- Annual municipal real estate tax applies
- Verify winterisation, access and utilities before you offer
