Advertising Terms & Conditions

These terms govern advertising a property on Habio as a private seller. They apply in addition to our general Terms of Service and Privacy Policy. By ticking the acceptance box when you submit a property, you agree to them.

1. Who we are

The advertising service is provided by Habio Ltd, a company registered in England and Wales under company number 17420351, with its registered office at Studio 19, 113 Liverpool Road, Liverpool, United Kingdom, L23 5TD (“Habio”, “we”, “us”).

2. The service

We advertise your property on habio.ai, where it can appear in search results, location pages and our AI-powered discovery tools, and we forward buyer enquiries to you. We are an advertising platform only: we are not an estate agent, we are not a party to any sale, we do not value properties, conduct viewings, negotiate, or handle sale proceeds, and we do not provide legal, financial or tax advice.

3. Your listing

You confirm that you own the property you are advertising, or are authorised by the owner to sell it, and that everything in your listing — price, photos, description, location — is accurate and not misleading. You must keep it accurate: if the property goes under offer, is sold or is withdrawn, update or cancel the listing. Photos you upload must be yours to use, and by uploading them you grant us a licence to display and process them (including resizing and rehosting) for the purpose of advertising your property. Listings must not contain contact details in the description, links to other portals, or content that is unlawful, discriminatory or misleading.

4. Review and publication

Every private listing is checked by us before it appears on the site — usually within one working day of payment. We may ask you to make changes before it goes live, or decline a listing that does not meet these terms. If we decline your listing outright rather than asking for changes, we will cancel your subscription and refund the payment for it. We may also remove a published listing that turns out to breach these terms; deliberate misrepresentation or fraud forfeits any refund.

5. Price and payment

Advertising costs 29 EUR, GBP or USD per property per three months, or 79 EUR, GBP or USD per property per twelve months (the “until sold” plan), in the currency and billing period you choose at checkout. Each plan renews for a further period of the same length unless you cancel. Payment is by subscription in advance, processed by Stripe; we do not store your card details. Where a free introductory period is offered it is conditional on a valid payment card being provided when you submit your listing; the first payment is only collected when the free period ends — cancel before then and nothing is charged. Promotional codes, where offered, apply the stated discount and may carry their own conditions. Prices include VAT where applicable. We may change prices with at least 30 days’ notice; a change takes effect from your next billing period, and you can cancel before it does.

6. Cancellation and refunds

You can cancel at any time from your seller dashboard. Your listing stays live until the end of the period you have already paid for (or the end of any free period), then comes off the site; no further payments are taken. Because the service begins immediately upon publication, payments already made are non-refundable except as described in section 4 (declined listings), where a renewal was taken after you cancelled, or where the law requires otherwise. If a renewal payment fails, we will retry it; if it cannot be collected, your listing is removed from the site.

7. Enquiries

Buyer enquiries are forwarded to the contact details on your listing and shown in your dashboard. We do not vet buyers. Anything that follows from an enquiry — viewings, negotiations, the sale itself — is between you and the buyer, and you are responsible for complying with the laws that apply to selling your property in its jurisdiction, including any disclosure or energy-certificate requirements.

8. Liability

We provide the advertising service with reasonable skill and care, but we do not guarantee that your property will sell, that it will achieve any particular level of views or enquiries, or that the site will be uninterrupted. Nothing in these terms excludes liability we cannot exclude by law. Otherwise, our total liability to you in connection with the service is limited to the amount you paid us in the 12 months before the claim arose.

9. Changes to these terms

We may update these terms from time to time. If we make a material change we will tell you by email at least 30 days before it takes effect, and you can cancel before it does. The version you accepted, and when, is recorded with your listing.

10. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction, except where the law of your country of residence gives you additional rights or a different forum that cannot be excluded.
